Zoning is done at fabric switch and the Lun Masking is done at the storage end. I can create a zone to bind a Storage Port and the FC HBA on a server, however in this case, the host will be able to see all the LUNS owned by the Storage Port. In case I only want the server to see a particular LUN owned by the storage port and not all of them, the I will do LUN masking to mask out all the luns which i don't want to present.

Those technologies are not rivals - none is 'better', because each one serves a different purpose. Both are required for correct operation.

...or put even more simply zoning secures the path(fabric) and lun masking secures the storage (array) at the other end of the path.

note :- lun masking can also be done at the the server (hba) where supported but is much more common on the storage array were it is almost always a feature.
